Flat Zone
Flat Zone is our technological startup, which maps the entire domestic real estate market via data analysis. Flat Zone works with its own digital tool, which automatically collects and updates all information from domestic developers‘ websites and price lists on a daily basis. It then uses other public sources to collect data on civic amenities in individual localities, the development of prices and supply, demand trends, development of rents, sale of so-called second-hand apartments etc. We can search the largest number of new apartments and houses in development projects on the market throughout the Czech Republic, while at the same time making it easier for corporate clients to make decisions based on accurate and complete data.

Search engine / aggregator
The current version of the Czech real estate search engine contains almost 100% of new properties that are offered directly by developers, or by exclusive real estate agencies in development projects. Some of all the new buildings are located in Prague, with the remainder spread across the largest regional cities; you can easily find an overview of the coverage in the heatmap. All of the properties are apartments, or family or terraced houses. You can search by locality, using a simple full-text search engine with predictive suggestions, and then specify the search using the available filters or on the map.
At the moment, in addition to advertised second-hand properties, the Flat Zone search engine can also be used to search for rental projects, whose development is becoming characteristic for the current residential development market.
In the second half of 2021, the Flat Zone aggregator was also launched for the Slovak market! Test it at www.flatzone.sk.
Real estate price estimate
Thanks to the analytical coverage of the primary and secondary real estate markets, we’ve created an application in Flat Zone which is one of the few in the Czech market that can estimate property prices in real time. Based on several basic parameters of the valued apartment, you can obtain an immediate estimate of its price. The application is free; the only condition is to be a registered Flat Zone user.
Market analysis
Thanks to the Flat Zone Analysis application, you no longer have to lose time searching for key information about Prague localities. We’ll prepare all the necessary information, which is important for key decisions, for you in clear documents that analyse the real estate market in Prague. Thanks to these analyses, you will often also obtain information that cannot be found in an ordinary search. Our subanalyses are based on the long-term historical and continuous collection and evaluation of data that almost nobody has access to today. It is primarily on the basis of the knowledge of this historical data that we can reveal market behaviour and predict future scenarios.
Information services: real estate facts, news, dictionary
In the Real Estate News, we publish an overview of all reports and news published on the most important news servers focusing on the real estate, construction and investment markets. In the real estate newsroom, you’ll find current news as well as historical reports that significantly affected the afore-mentioned markets. Thanks to the real estate newsroom, you’ll obtain a macro view of the real estate market, as well as subreports on the plans of specific developers, and construction and other companies. At the same time, you’ll also find companies‘ specific long-term investment plans here, and an economic development forecast with comments from leading banks.
In the Flat Zone information section, you can also purchase fast statistical and analytical data, which we process above the real estate data in the Flat Zone database. We publish these facts via the Flat Zone Instagram and Twitter profile, and you can also study them using more advanced analyses. In the contribution details, we offer a brief commentary supported by relevant data and tables. Based on these facts, we also build advanced analyses which you can purchase in the Market Analysis application.
Sometimes it happens that the real estate sector speaks a different world language. We’re familiar with this. The world of real estate, investments and development is full of specialised and non-specialised terms that often mean something different than we think. It is this inconsistency that led us to gradually build a specialised real estate dictionary, whose aim is to help you orient yourself in the often ambiguous communication in the real estate market. In the Flat Zone Glossary, you’ll find an explanation of all basic and less well-known expressions, phrases and abbreviations that you may encounter in the real estate world.
